My question to you is how important are the cosmetic features of the house? Do you automatically turn away from homes that you have to paint? We have painted our living room, kitchen, and master bathroom. (Yes, we were planning on moving on to the master bedroom, but I cannot decide on a theme and at this point it seems futile.) The kitchen is a great color...love it. The living room is a little more bold. It has two colors...one strong accent wall and the remaining three walls in a lighter color. I found this pallet at Lowe's that featured colors from the wine country and included colors from the actual wine, the fields, grapes, and even the barrels. Gorgeous. Our main wall is painted in the Oak Barrel color, which turned out to be more orange than brown. I love it. The three walls are painted in a golden yellow color that represented the fields...I cannot remember the exact name. I love the combination, but am wondering if some will not be so fond. It goes with everything we have so it is a perfect fit for us.
What I want to know is if y'all think we should paint the main accent wall a more neutral color, such as a green to go with the golden yellow? The wine country pallet had a green that went beautifully with both colors. As we are looking at houses now, I automatically start thinking about the changes I would make to the house to make it ours. I don't even think about what is currently there because I know I will probably change it anyway. Do you think most buyers are like us? They will buy the house, based on the structure and more permanent features, and recognize they can change anything else they don't like?

When we were looking at houses, I knew there were things we could change easily, like paint color. But, after a move and all of the expenses involved, I would have HATED to have to mess with painting! I just wanted to get settled. If there were neutral colors on the wall that I wasn't crazy about, I could live without painting a little longer. But, if I walked into an entire house that needed every room painted to go with my furniture, I would definitely have to consider the hassle, time, and expense to make the changes. If there were two houses I liked almost equally, and one didn't require removing wall paper, replacing fixtures, and painting, I would pick that one (even if the colors were beautiful, chances are they wouldn't match my stuff).
The way the housing market is right now, I would not invest anymore money in your home if you are going to sell it, especially if it does not add value to the home. The big deal when selling a home is the staging. You want your potential homebuyers to see it as livable. Colors can always and probably will always be changed between homeowners. If your house isn't selling, then maybe talk about changing the palette with your real estate agent. Ours told us to leave things the way they were and our house sold in about 6 weeks. Best of luck.

wow, am i a day late and dollar short with this comment? yes, i am...but better late than never :)
i tend to go with the "do what your realtor says" approach. when we were selling our san antonio house, we had this loooong list of things we thought we needed to do before we listed and she cut our list down to about 2 things - none of which included painting {though our colors were pretty neutral khaki's and greens}. we're glad we listened to her because we spent a heck of a lot less money AND our house sold in five days. yowzas.
so long, rambly, ridiculous story short: don't bother painting unless your realtor goddess tells you to :)
